Harborside Lot Merger Protocol

Merger of Lots Protocol

In the event that 2 or more adjoining lots are merged into a single Lot, lodged with and acknowledged by the County, one single Annual Assessment will be paid commencing from the next upcoming Annual Assessment due date - January 1.

It should be noted that tracking of Lots, for the purposes of collecting Annual Assessments, is handled using the County GIS website. As there is a time lag from date of the merger of lots until this change has been recorded within GIS, please send a copy of the County’s acknowledgement confirming the date of the merger and the lot numbers involved to the Harborside ARC Committee, who in turn will notify the Board of Directors.*

In the event that lots are merged prior to January 1 of the year in question and Annual Assessments were paid on a lot or lots that were merged as of January 1 of the year in question then an appropriate refund will be made.

Example:
Joe has 2 adjoining lots that were merged December 1, 2020 and were acknowledged by the County. GIS records still showed 2 unmarked Lots when the Annual Assessments were mailed and Joe paid on both lots $726.00 Annual Assessments for 2021($363.00 x 2). Joe realized he should only have paid 1 Annual Assessment , due January 1, 2021, so provides details to Town & Country (with a copy to the Board) and receives a refund of $363.00.

* In accordance with Article III Section 2 (c) of Harborside Subdivision Declaration of Covenants, Conditions, Restrictions and Easements - Subdivision of Lots – the merger of Lots “.. to form one single building Lot when approved, in writingby the Architectural Review Committee…”
